The Assistant Property Manager is responsible for assisting the Property Manager with the routine operation of the property. The purpose of this position is to provide the additional capacity needed to manage the property effectively. Responsibilities include but are not limited to Tax Credit Compliance, processing rental applications, inspections and rent collections.
Essential Functions:
Facilitates all aspects of the apartment leasing process.
Responsible for administrative duties pertaining to processing rental applications, general correspondence and resident files.
Assists in receipt and deposit of resident rents and fees.
Assists in preparation of property invoices for payment.
If applicable, maintains and updates property Wait List.
Assists the Property Manager in the oversight of eviction files.
Assists in maintaining daily time records for the office staff.
Responsible for processing recertifications/renewals as directed by Property Manager.
Conducts recertification interviews with residents.
Monitors residential rent collections (and vouchers, if applicable) via Yardi reports, and keeps the Property Manager current with regard to any existing or potential problems.
Prepares purchase orders, per company policy, as needed.
Produces required reports for the property, utilizing company systems.
Marketing & Resident Relations
Promotes positive resident relations.
Responds to resident issues and complaints.
Participates in and supports property marketing initiatives, including outreach and surveys.
Leases apartments.
Demonstrates respect and regard for the dignity of all residents, families, visitors, vendors and fellow employees to ensure a professional, responsible, and courteous environment.
Follows and adheres to all WinnSafe policies, practices and procedures.
Commits to recognize and respect cultural diversity for all customers (internal and external).
Communicates effectively with internal and external customers with respect of differences in cultures, values, beliefs and ages, utilizing interpreters when needed.
Performs other duties as assigned.
Job Requirements:
Tax Credit and leasing experience preferred
Excellent written and verbal communication skills
Detail oriented
Must have a vehicle and valid driver's license
YARDI experience a plus
Knowledge of MS Word and Excel

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
